Terms of Service

1. Booking & confirmation

All bookings require approval before they are confirmed. Submitting a booking request does not guarantee the dates — we'll review and email you within a reasonable time. A booking is only binding once we mark it confirmed and you have paid the non-refundable deposit.

2. Payment schedule

The total cost of your stay is split into two payments:

  • Deposit (50%) — due immediately upon booking confirmation. This deposit is non-refundable.
  • Balance (50%) — due 60 days before your check-in date. If your booking is made fewer than 60 days out, the full balance is due at the time of booking.

All listed prices are in U.S. dollars and include applicable Florida state sales tax (7%) and Pinellas County tourist development tax (6%).

3. Cancellations & refunds

Deposit (first 50%): non-refundable in all circumstances. If you cancel after paying the deposit, that amount is forfeit.

Balance (second 50%):

  • If you cancel more than 60 days before check-in (before the balance is due), no balance is collected.
  • If you cancel fewer than 60 days before check-in (after the balance has been collected), the balance is also non-refundable, since the dates can rarely be re-booked on short notice.

We strongly recommend travel insurance to cover unexpected cancellations on your end. If we cancel your booking for any reason other than your breach of these terms, you will receive a full refund of all payments made.

4. Check-in, check-out, and house rules

Standard check-in is at 4:00 PM and check-out is at 10:00 AM unless otherwise arranged. Detailed arrival instructions are emailed roughly 5 days before your stay. House rules (smoking, pets, occupancy limits, quiet hours) will be provided with your booking confirmation and apply to all guests in your party.

5. Damage & liability

You are responsible for any damage to the property, its furnishings, or its appliances caused by you or any member of your party during your stay (beyond ordinary wear and tear). We may charge the payment method on file for documented damage or for cleaning beyond what is normal. By booking, you acknowledge that the host is not liable for personal injury, loss, or theft of personal belongings during your stay, except where required by law.

6. Occupancy & guests

The number of guests staying overnight may not exceed the maximum listed for the property. Hosting parties or events on the property without prior written approval is not permitted and will result in immediate termination of your stay without refund.

7. Right to refuse

We reserve the right to refuse or cancel any booking that we reasonably believe violates these terms, applicable law, or the quiet enjoyment of neighboring properties.

8. Disputes

These terms are governed by the laws of the State of Florida. Disputes arising from your stay will be handled in the state or federal courts of Pinellas County, Florida.
